The Proposed Housing Scheme

The government is expected to release further details regarding the proposed Your First Home scheme in Wednesday's Budget. Under the proposals, eligible first-time buyers in England would be able to access a government-backed equity loan worth 20% of a new-build property's value. The initiative is intended to allow buyers to purchase a home with a deposit as low as 2.5%, featuring an initial interest-free period. Households earning under £110,000 would qualify, with the threshold raised to £140,000 for London properties. Prime Minister Andy Burnham introduced the policy at last month's Labour conference, positioning it as support for those who need it most.

Buyer and Expert Hesitation

Luke Anstee, a 23-year-old IT worker saving for a home, voiced doubts about taking on additional debt. Despite saving monthly while finishing his university studies, Anstee believes home ownership remains distant due to rising living costs and student loan repayments. Regarding the government scheme, he noted that the lack of clarity on the duration of the interest-free period makes the loan feel like a gamble dependent on future interest rates. Estate agent Julia Weston, with over 30 years of experience, similarly cautioned that rising interest rates could make shared-equity style schemes significantly more expensive upon mortgage renewal.
